Builders & trades that actually return calls

Building rural in the Ozarks has its own playbook — barndo construction, well drilling, septic perc, and contractors who know the soil and the code.

Well drilling

Most rural builds need a drilled well. Local drillers know the depth-to-water by area; get at least two bids and ask for references with similar topography.

Septic / perc tests

Required by the AR Department of Health before a septic permit. Have it done before you close on raw land — a failed perc kills a build.

Excavation & site work

Pad prep, driveways, drainage. Ozark dirt is rock — get a soil/rock read before pricing site work.

General contractors

From in-town remodels to ground-up rural builds. Verify AR contractor license & insurance before signing anything over $20K.

Roofing

Metal is the regional default for new builds — long life, hail resistance, lower insurance. Get hail-rated shingles if you go asphalt.

HVAC

Heat pumps work well here; propane furnace is the rural backup. Mini-splits are common for barndos and additions.
